Non-operational health & wellness center in Croatia, with objective to develop to its full capacity.

- Non-operational health & wellness center located in Gorski Kotar, the area between the capital city of Zagreb and the coastal city of Rijeka.
- The objective of the sale is the development and equipping of the tourist infrastructure and kickstarting the operations.
- Consists of a central building (wellness, fitness, sauna, swimming pool and other facilities) and 8 accommodation units with a total capacity of 16 beds.
- Services include massages, a gym, relaxation zone, workshops, a swimming pool & individual consultation by experts.
- The aforementioned also includes digital transformation aimed at the development of the tourist product through the application of new technologies for the purpose of improving services to the end user, as well as investment in renewable energy sources - the installation of a photovoltaic power plant to produce part of the electricity from its own sources.
- The construction of an e-charging station for charging vehicles with electricity and the purchase of 2 electric vehicles are planned.
- Of the additional investments in long-term assets, which are not yet included in the project, there are expert supervision of the construction site, geodetic services for registration in the cadaster, fitness and gym equipment, outdoor equipment for rent, electrical appliances for the center and accommodation units, and transport assets (tractor with a snow plow, and transfer/rent a car van)
- When developing this project, we were guided by the principles of strengthening sustainability and encouraging the green and digital transition of entrepreneurs, which ultimately resulted in the possibility of applying for EU grants.
- Projected financials for the first year: operating revenue is EU 134,996 and EBITDA margin of 50-60%.

Presently, the business is funded with owner’s funds (3 natural persons &1 Co. ). We expect confirmation for EU 3.3 million funds by the end of Nov 2023. Share % will be available later.
